Sounds like the classic living out their deposit scenario in which they will deplete everything and leave you with nothing to cover repairs, clean up and other turnover costs. 

She knows and trusts the two potential partners so she has finally gotten on board with doing this deal -- so I'm wondering if having a low cash on cash and depleting my investment reserves is worth it to get her on board the real estate journey and have her contribute capital to be able to scale faster with her help later on.Any advice is appreciated.

They are usually full income verification or Alt-A utilizing a combination of bank statements or asset depletion for income.

@Michael MorenoAccording to your fact set you are running a deficit right now burning cash/depleting your reserves even before making the additional principal payment.  

Savings account only buys time, not to mention it's constantly being rotted away and depleted via inflation nibbling away at it. 

This approach can help you meet lender requirements without depleting the cash needed for down payments on new properties.

Our quote was for $13k and that depletes my entire cash reserves (mistake #2 not having proper reserves).
