My advantage is the land that I put the house on is from family and is free or cheap compared to having to buy it at 50 k an acre.

And it can go the other way I have an option on 105 acres in the Silicon forest for 5.5 million,  I paid 250k for the option and 125k a year for last 6 years .. with no income with the thought the property would come into the urban growth boundary in about 10 years... when brought in it would be worth about 300 to 400 k an acre or 30 to 40 million.. well the state of Oregon through back room politics moved us out of the urban reserve  ( we were already in and damn near spending our huge gains) and they moved us out... now we are in rural reserve can't touch it for 50 years...
