@Amiris Brown on REO properties it is common for the bank to provide a verbal acceptance followed by a counter offer to the buyer in the next 7 days.

They counter offered and surprisingly they were fine with that price.

House has new AC, and new windows, with a fairly new roof.Numbers:Purchase price(after 4 counter offers) $54,000.00(with a 1 year home warranty, and $2,000.00 of seller paid closing costs).  

The seller gave us a counter offer.

Also, an addendum is a counter offer....so it's possible you gave her the ability to cancel without recourse when you tried to structure it to close without her bring funds to the table. 

After a round of counter offers, our offer was accepted Tuesday, we then had our HUD Consultant walk through the next day, and since then have been sending out a rough SOW to contractors.Our highlight was during the walk through with our HUD Consultant when we opened up the attic entrance, climbed up, and discovered an amazing attic with ample head space!  

But if the mean time I have put in 5 or 10 offers a week, with follow up, comps, feed back, and counter offers ,etc that is a more then enough for one agent.   

Our counter offers were not accepted.

If they come back with a counter offer then we start the negotiation process.
