Could I offer the bank a percentage interest in the gravel rights (yes that conveys in the sale) for a guaranteed approval?

How about the added clarity in it, the added "fairness" in fact that the conveyance of expense is being focused onto those who incur such vs everyone. 

Do you see anyone given an auto loan, mortgage, boat, without confirming financial viability to perform on the conveyed financial burden? 

If I am not mistaken, IRS tax liens convey with the foreclosure sale and remain on title for 120 days after the sale. 

The deal involves buying an existing single-family house for $700k that conveys with a vacant lot.

When a person who has entered into a written contract for the sale and conveyance of an interest in real property dies before its completion, the executor or administrator of the decedent's estate, if not required to otherwise dispose of the contract, may, with the consent of the purchaser, obtain authority to complete the contract by filing an application for that authority in the probate court of the county in which the executor or administrator was appointed.

Than, get down at 20% mark and charge added premium of say 15%, but point is that down covers your cash outlay 100%+. now your monthly payments are based upon that higher sold price so even if conveyed at rate you have there is still a nice profit margin right there. 

Or can you convey that original acquisition of this right to collect the delinquent taxes, which you then effectively exchange for the Deed if the redemption period has not been executed - but kept the same holding period?
