The Deferred sales trust is an installment sale ( not to be confused with a Delaware statue trust or what Thomas is referring to above as a 30 year monetized installment sale). 

But let's not confuse guessing/hoping with planning, OK?

As @Jay Hinrichssaid, the underwriters are usually more confused and take a longer time, but the loan officer should at least be able to get you a quote for 30 fixed on your primary.

I got confused with a lot of the answers on this thread so thought I would confirm for you that the debt your partner gets will not be on your credit report and the debt will not negatively affect your DTI on new mortgage applications.

It seems like there's some confusion between the asset protection one would want to achieve by ensuring that personal and business funds are never commingled vs. the BMP of separating deposits to ensure they are available to the tenant when due.
