What you have heard is predominantly not doable with most configurations and in most markets, with permitting.

For small spaces, you can't get a small enough (in terms of BTU) multi-zone unit and what happens is one unit receives refrigerant even when not running if the other is running, which due to the cold of the evap coil causes it to condensate and ultimately causes constant problems with drainage.Also, look for a mini-split where you can connect an external thermostat and configure the head unit to shut off when the set point is reached.

There are strategies that fit any of those configurations as well as others.

@David Friedman there are generally a few brokerages in each market that heavily deal in the restaurant space, it would likely be good to get on their radar, and to @Evan Polaski 's point, having your data/features on hand to "pitch" the site is likely a good call.Other items to note would be just to understand if the current configurations of the retail spaces could be reconfigured for a restaurant, things like grease traps, larger water lines, patio requirements may all be things they are looking for.  

I have configured it to start on the day I choose and it ends after X number of days.
