So you are looking at 0.7 x .1 (%) =7% chance it will be sold through auctions and also on MLS concurrently.

If you are buying all the properties at the same time and close concurrently the process shouldn't be too bad.

I hear you Denise, but the code says the investor can quiet title concurrent with the foreclosure, which is not possible due to the QT possession requirement. 

I will start doing reaching out to both concurrently and just try to learn as much as I can about the market. 

My very best deal was on/off the market for 1.5 years and had run concurrently for well over 6 months.  

So I take a group of 10 concurrent properties (2 rehab and 8 with established renters) and get a blanket commercial loan from a very small, local and very aggressive bank (you know aggressive as far as banks go).

The answer is BOTH as you will be doing both things concurrently and continuously.  

I gave him 2 concurrent projects of the same scope (which he is currently completing) and I have 3 more ready for him when he finishes.
