Hi Page -- Just a few quick thoughts:First, I would not pass along an analysis prepared by a third party, especially someone who might have an interest not entirely in concert with yours.

A concerted effort to be less fragmented and more forthcoming with how deals are underwritten would be good steps.

We now live in a country where the agenda of the American people and the agenda of politicians are not in concert.

Previous years have included all-expense-paid helicopter rides, wine tasting, horseback riding in Puerto Rico and a private Jimmy Buffett concert in the Bahamas for more than 1,000 employees and guests.

(ie: shootings, terrorist threats, lack of major events happening such as concerts,  also maybe even casinos or places closing that are typical tourist attractions, etc)

You should know about local trends, events, concerts, super-bowls, etc. that will be taking place in and around your market.
