I would be comfortable doing that with a note business as well, but my main entity is currently complicated.

There are lenders who work with first time investors, but it being an auction is what complicates things.

Super complicated and an absolute specialty I dont know how smaller players bust into this. 

While I still think its complicated something about it has caught my attention in a very serious way.  

@Lauren Ruppert Yes, an LLC can sell a property to your child’s LLC, ideally at fair market value (FMV) to avoid gift tax complications.

These structures are significantly more complicated than a typical 1031 Exchange structure and there are inherent risks involved in the transaction, some of which are discussed below.

I would imagine Long Beach is complicated to get into the STR game but I don't personally invest there so not sure.

Angel investors might be interested, but you'll likely have to give up a portion of the ownership or future profits, and there could be potential complications in managing the investor's expectations and involvement.

DST is too complicated not to have due diligence as part of the service they are offering (plus the commission they make should warrant more help that you can rely on).
