It basically just scours the web for similar content and then combines them into cohesive sentences with natural language processing.It's not actually generating any 'new' advice, it's just synthesizing the content that's been viewed and re-viewed on the web. i.e chatGPT has never actually built a $100m business, and its production database (information leading up to EOY 2021 that is labeled "success, 100m, real estate investing, business") may not be the best guide for success in 2023 and beyond.Also the prime problem with non-technical 'influencers' like alex hormozi reviewing chatGPT is that he actually has no clue how the algorithm was built, how the models were trained, how applicable its results are over time, and what the model's limitations are.

Trying (a word Im aiming to rid from my vocabulary "trying") to stay positive among all this confusion is what gets me down the most... like I said just ranting probably no cohesions of thought but I known or at least I hope they have been other like me.

Here those units within 5-10 minutes walking distance of campus are best purposed for student housing - both because they are most desirable to the students and less desirable to other populations.Within this radius:A multi-unit building comprised primarily of 2 bedroom units with a few 1-bedroom and/or 3-bedroom apartments works well;A house with 4-5 rooms is appealing to groups of chums (mates) looking to live together, though social cohesion is more difficult to maintain and annual turnover is common;A house with several furnished rooms (and a live-in Den Mother) is appealing to International Students.We have been fortunate to experience very little in the way of "student damages" to properties, but we screen very thoroughly and almost always require a guarantor (typically parents or grandparents) to backstop any damage or fiscal failure of little Janey or Johnny.
