As an STR/MTR host & co-host in Metro Atlanta, I’ve found mid-term rentals (MTRs) with corporate housing partners to be a great way to stabilize income and reduce turnover, offering 2-3x long-term rent.Staying fully booked during off-seasons is also tough, but using dynamic pricing tools like PriceLabs and diversifying into MTRs helps maintain a steady cash flow when short-term bookings slow down.

As an STR/MTR host & co-host in the Atlanta Metro Area, I've found that having reliable guest protection is key to reducing risk, and platforms like Airbnb and Vrbo offer certain coverage, but additional third-party services like Safely or Proper Insurance can provide more robust protection for both hosts and guests.If you're looking for alternatives to traditional insurance, I’d definitely recommend looking into these options for peace of mind.

Great news it looks like you have a ton of equity and I'm guessing the one side covers your expenses.If you want to keep it - I'd probably look at the AHA (section 8) route prior to co-living. 3-4 bedroom vouchers should net you more at the end of the day than the co-living model.
