Owning properties through LLCs in their respective states avoids the need to register a foreign LLC, which adds costs and administrative requirements.If you plan to acquire properties across multiple states, you could create a parent LLC in Florida and have individual property-specific LLCs (child LLCs) in each state.

When a child LLC (disregarded entity) is used to hold each property, and all of the tax reporting is done on the tax return of the parent entity, does each  individual child LLC need to file the BOI Report, or only the parent LLC? 

I was even able to travel to a country I always dreamed of traveling to since I was a child whilst maintaining my airbnb from across the world (Japan). 

The adult child would not likely be able to afford to purchase in the neighborhood where the parents live.

You’ll have to be very lucky or willing to buy a problem child property and/or neighborhood.

With all that said, I would like to have one house per child to help them with family formation when it becomes time, so I'll likely end up with a couple more. 

I went through the same thing a while back where I ended up with over $100k in debt, overdue mortgage payments and child support to pay.
