This would probably be categorized as a "finder's fee", and they happen all the time. 

So you don't mono-channel your click-funnel system either, as one moves through the funnel there is options for expression, and that's is how we better develop and categorize from top of funnel too bottom of funnel, and all that step out sideways along the path. 

@Michael Plaks based on the link you sent, it seems I can do some expense and some depreciation if I know how to categorize it correctly.

So I guess this should have been categorized in the pros section.

Great Post - I agree, there are pros and cons but my main feedback that BP still has not acted on is the categorization at the front end for what they are looking for. 

So I've been doing my own taxes in Turbotax for 20 years now (I only own 2 rental properties but both were BRRRs), and I finally got stuck on something and went to a CPA 2 years ago, and he reviewed my past 5 years of returns and pointed out that I had made multiple mistakes (incorrectly categorizing repairs vs capex, calculating basis and therefore depreciation wrong, failing to realize that certain expenses for a home converted to a rental property start being deductible the day the property was placed in service vs actually occupied, the list goes on). 

We also try to note everything wrong that is readily visible and then categorize each issue as:1) Health & Safety2) Property Preservation3) Marketing Negative Impact4) MiscellaneousThis can help owners make better decisions on which repairs to prioritize, especially if they have a limited budget.
