Why do you have a direct mail campaign?

Either you or someone you pay has to build them, no one is going to send you their workflows/automations/marketing campaigns that work for them because that's their competitive advantage.

So here is what I do:1 - Get buyer criteria for what they are looking for (exact criteria)2 - Go source that criteria using data provider3 - Scrub the list and plan a marketing campaign around it (i.e) > Direct Mail > Cold Call > SMS > Online Ads > Social Media, etc4 - Once I get inbound leads coming in.

If you find someone (or multiple agents) who are taking advantage of similar marketing strategies, you can get more inquiries this way.Lastly, I'd recommend an email campaign to all buyer, listing, and rental agents who are active the same area as the rental listing.All the best!

Use a CRM to save everyone's contact info, set reminders for yourself to follow-up, create follow-up campaigns, etc.5.

And with this list I can run a marketing campaign using the same platform that generated the leads.

As far as finding deals, my plan is to start a mailing campaign and go the wholesaling route.

Sure, there were an initial few who blindly trusted Morris due to his TV persona, but it's really two main factors that fueled this engine for so long:  1)  A very successful social media campaign and 2)  paying fake rent.  

I just started my direct mail campaign and it took a whole Sunday (3:30-9PM) to do 200 letters and this was about as automatic as the average Joe could get:Printed Yellow letters using Officejet printer (Paper from Amazon)Printed envelopes using the same printer (Envelopes from Dollar Store)Bought 400 forever stamps from the Post Office to create the "genuine" effectStill, folding and stuffing papers was an extremely underestimated variable.
