It's one of the few things you can't see during a showing/ visual inspection and I've seen issues up to $100k with sewer lines so it's worth the $150 to send a camera in and see what's going on.

You may need more than just a home inspector as you may want to do a camera scan of the sewer line and not all home inspector are certified to do that.

We use Hospitable as our PMS for automated messages and calendar syncing, PriceLabs for dynamic pricing and market analysis, Minut for noise monitoring, Schlage Encode locks, Ring cameras, and the Google suite for shopping spreadsheets and owner monthly invoices.

Other small things I do besides leasing, mangement, some maintenance, are installing keypads to doors, programming gate remotes, garage remotes, doing walk throughs, doing walk through videos (15-20 mins move in/move out videos), advertising videos, take care of our website, our portal, fix the gates and cameras when they go out, just like everything you can think of.   

During renovation: getting a wireless solar cellular camera with motion sensors, night vision and lighting or post Renovation a Ring and or simplisafe system while your project is on the market.

For that all you would really need is Electric for gate/cameras/lights.

Consider adding motion-detecting floodlights and installing visible CCTV cameras around entry points to deter crime.

Tenants HATE cameras when it is a SFH or duplex but on larger properties they welcome the cameras because it makes them feel safe.

Also look at having a security alarm and cameras put in.
