hey David,As a broker, I have several options if you're looking to only touch the equity in a second position lien on investment property. 

Just need to be sure that the company itself is licensed in the state and so is the lender/broker you're working with.

Everywhere I turn all I see are pitches for affordable housing and the same (not so) compelling arguments regurgitated by syndicators, capital raisers, brokers etc. for the investment strategy....strong returns...lower volatility....supply (huh?)

They seem to be electronic brokers that will shop for insurance in a pool of carriers.

We’ve mostly relied on broker relationships for sourcing on and off market deals so far.What markets are you active in?

Listings were published in a book and realtors kept all the keys in their office there were no lock box's  you had to go to the listing brokers office and check out the keys. 

I am an active real estate broker and general contractor here in Memphis and this is a great market for RE investing!
