I've seen this and it's the blind leading the blind.

Without it, you will be going in blind.

And then I look like the bad guy bringing $0.65 to the dollar for an out for them, because there too blinded to realize the other options are more like $0.45 on the dollar. 

Cannot be a (positive) statistic if you're not accounted for.If issues arise, it's likely the original subto buyer didn't cover their blind spots and are borderline if not entirely predatory.

The 4 guests smoked marijuana in the house (strong smell), broke a window blind and a picture, put a hole in the bathroom wall, chipped an end table and worst of all vomited on the couch and front porch.

WE use the doors that have the blinds built in for the man door on the garage so it can have some light or privacy and or if it goes to the backyard because there is no slider same thing and we put that door on whatever room is going to be the office.. that way they can close the blind in the glass for privacy while they work or leave it open  buyers dig that.

Following the shiny object, throwing money at a market you don't know well, and blindly trusting strangers that have a clear profit motive put you in a poor position to succeed regardless of where you choose to invest.

If I thought for one minute there was a big market for EM deposits and a reliable bevy of potential clients I would be all over funding 7 figures .. but even with all my experience in lending I jsut dont see it  personally and maybe I am blind to it but I close a lot of deals for wholesalers 10 to 20 each and every month for years..
