I have a degree in civil engineering and 15 years construction, site development, and short term rental experience and am looking to shift my focus/career towards real estate development, mainly raw land although if there were a house on the property could include fix and flip.

We have a development coming up for approval with the county adding over 100 units bordering our small town and you can bet everyone that lives in our town is upset about it. in the end though, the planning commissions in our area tend to follow the letter of the law so to speak, so if there is nothing in ordinance barring it, they will approve, generally.

I do like the built in leasing that apartments offers over the OG Cozy site, but I don't really want to pigeon hole myself into the apartments.com brand (or Zillow, or any other of the type) so I'm starting to use rent redi.

I do try and tweak pricing just so it sees that there is active updates on the listing sites.

I don't know how long you have owned it but I am willing to bet if you have owned it for at least a few years you probably have a rate on that property that will be hard to get again. 

Do you have any advice on particular sites to look into to find tenants like this needing placement?

Haha I bet there's been some crazy stuff out there but the one's I'll put up will definitely of better quality and insulated.

Your best bet is in the midwest or southeast.
