MHP is a mature space with many proven operators.

If the commercial space isn't too disruptive, you shouldn't have an issue renting an ADU up there.

They are a commodity, and owners are competing directly against hotels in this space, so rents are ultra low.

And will never find out because the open-space advocates won their measure while the developers measure failed by a whopping 63%!

Are you renting the spaces through AirBNB or VRBO or only the word of mouth thing?

Theming can be $5-10,000 per bedroom (includes whole house decor, so a 5 bedroom could be $50,000 for the entire home furniture) depending on your imagination and quality.

The reality is there’s too much space to fill up as part of the gentrification.

I was thinking this might work on my property in Redding and can be adapted to a shared housing project for seniors (though I'd want rooms large enough for bed, bath and seating area)  It's my understanding that it is considered a SFR with seperated bedrooms as far as planning.

It has 3 units, an additional dwelling unit in the garden level, and 2 garage parking spaces (which I've come to realize are quite valuable where the property is).
