Getting a lot in equity, barely anything in Cashflow.

I was barely hitting them with the 12 gauge, and he was taking them out of the air with his Glock 17...lol I could do that if the clays were the size of a a garbage can lid :)  We have 4 different shot guns for clays just to get variety  berreta silver pigeon 20 and one 12.. my old remington 870 wingmaster I used to use for geese and my grandfathers browning auto light 12 which is 75 years old but shoots very well..

These would be bare rental units where tenant builds to suit or we could with appropriate rent charge.

The other unit that turned out to be one bedroom is still vacant and now needs significant repairs and I barely see any revenue because of all of the ongoing repairs that are needed (eg the kitchen tile has come apart).

Companies are having to set aside a certain percentage to cover the Cap Rate insurance and as an abundance of caution with these interest rates- class B are paused.

However, we also recognize the time value of money, so while it might pencil out to turn a profit, but we get an immediate payback versus a six to nine month holding time, it might make more sense to sell them both as bare land.  

I've seen the wholesaler deals that get sent out, they are barely under market value and carry more risk.

I bought Class C in Indy in 2023 (move in ready) and am losing money each money on what was supposed to cash flow on paper just barely $176 if no repairs were called in.

Generic, state specific leases are just that, generic and simply covering the bare minimum (if that).
