My current deal has been delayed for over 30 days because the Launch rep wasn't aware that you cannot wire money from an offshore account- by federal regulation, the money must season in a US bank account for 30 days.

I think we are competitively priced, so most of out tenants have been renewing, but we plan to test higher rents in 2025  for our larger apartment buildings to account for the steep increase in insurance prices.There have been A LOT of new apartment buildings put up recently in the Cedar Rapids metro area, so depending on the class of tenant you have, maybe that could account for some of softening you are seeing?

I had issues with linking a bank account to their "Stessa Bank account".

However, an LLC can be used to open a business bank account.

I also have questions about title and escrow companies, vtb, lawyers and accountants that deal with seller financing.

A well experienced real estate accountant will be a big help in your trip through the minefield.
