We have late fees, pet fees (though less these days with the whole service animal abuse), parking fees in some cases, storage unit feeds, coin laundry revenue etc... it can add up.Good luck.

If you have one abuser, it won't affect everyone else systems.One thing not mentioned that could possible be a concern is were they are placed. ie. are they all positioned well for inspection and/or replacement if need be?

And is abusing it and making it impossible for the other two tenants to live there.

I usually only "harden" them to get them ready for the abuse they're about to endure and also do roofs, exterior paint, new HVACs, etc.

Drugs are rampant, abuse is prevalent, it is how it is.

As long as you don't abuse this and don't use it for personal use you will be fine.

Problem with including utilities in the rent is some tenants can abuse it (eg leave water running, windows open, etc).

The tenants may not like the timelines or outcomes of the repairs - part is on back order, they have to pay for the repair due to abuse, the owner chooses to repair instead of replacing.
