The "good" interpretation is that the area is booming and on the up.

And while S Monica is getting worst my area, called Silycon Beach is booming...I see this a great deal for me.  

So lots were trading at 500. to maybe 3k in the day.. then they shoot up to 10k and when there is a boom they will shoot up to 30 to 40k only to drop back down to 10k I have watched those prices all these years..

maybe now the land boom that was predicted in the 20s for palmdale / lancaster and CA city will start to see migration .. we know there are 500k vacant lots in the high desert just north of LA..  

There's been significant growth in the last 3-5 years, with booming business and real estate sectors.

Not sure when it might bounce back but the whole commercial market had a boom then busting with higher loan rates.

After literally years of looking (since 2022) I bought my first property a few months ago, so I feel extremely qualified to give advice (many people earned lots of equity during the pandemic appreciation-boom if they bought before 2022, but out-of-state investors getting started AFTER the 2022 interest rate hikes are few and far between). 

You're talking about the west side of Akron, which is a solid rental area and can range from C- to B; but most houses were built long before 2000 - typically in the post war boom 1940s-60s. 

Next thing you know you have 500 landlords in California supporting you each pitching in acouple dollars then BOOM you all come out on the 8 o clock news

Some extend their contracts and will want to extend their leases, others may have their contracts cut short abruptly.
