Since this is a rehab, you shouldn't have to worry about offering a builders warranty but here's some things I've become accustomed to doing to make the warranty, sale process and transaction process easier.

What you want is a general warranty deed, none of this quit claim hocus pocus.

Also, are you trying to avoid one with an ice maker--potential here for additional maintenance if any issues arise.I've had Whirlpool, Samsung, Frigidaire in properties without any issues.Make sure you're aware of what the manufacturer warranty covers things such as parts, labor, and compressor.  

My friend and her husband disagreed and let the buyers know and that it was still covered by warranty.

To stay secure, I’d recommend saving 3-6 months of mortgage payments, budgeting for repairs, and possibly investing in a home warranty.
