Currently I can't make rent numbers work for places around here while getting a loan for purchasing. 

As for other amenities, some crowd-pleasers that won't break the bank are coffee maker + starter pack of pods, basic workout equipment (yoga mat, resistance bands), phone charging stations by the beds, and basic kitchen essentials like olive oil, salt/pepper, coffee filters, etc.

I should have the law on my side to evict the tenant since the eviction moratorium due to covid hardship (cannot make rent payments) doesn't apply if they violate any conditions of the residential lease agreement (like altering the property, changing locks without owner's written permission, adding a pet, etc.).

I’m just asking for a free market where things cost what they should cost and the consequences fall of the choice makers.

Trouble makers aren't generally renting expensive homes in resort areas.  

Just like the business model of every syndicator/note maker. 

talking to the Bank its going to be far and few between that the mortgages these folks are taking sub to is still owned or controlled by the "Bank" the loans were sold within months of origination and maybe MERS has it ( sliced and diced) and for sure your dealing with a servicer.. who is not going to negotiate one bit.. now if you happen to have a sub to with a portfolio lender and you can actually talk to someone who is a decision maker thats different but I submit those loans will be a small fraction of the deals being done.
