As a general rule if it's a thriving and growing school there will be demand for housing but it's a very different business model especially for undergrad vs grad students and year round.

I usually let student loan issues slide because they are so common (our nation's tenants are drowning in student loan debt) and I don't want to screen out otherwise good tenants, but things like missed credit card payments, missed car payments, and of course missed rent payments that get reported to the credit bureau usually require some probing questions.In your Brighton place, you can legally specify no undergrads.

We had good jobs, zero debt (including our home/land/1 rental property), and I had just completed my undergrad degree program with no specific plan for how to apply it; there is certainly nothing wrong with any of those things but needless to say, we simply wanted more.

So just get comfortable enough to understand what's going on... but you don't need to do a PhD (or even undergrad) in finance.
