It's like gambling for them but will want a much higher pref and much higher equity upside from syndicator because of little to no track record.

I would take the gamble that rates will fall on their own over the next 3 years and live with the result. 

In some cases, gross income can include recurring capital gains or unrealized income, winnings from a day of gambling, rental income, and sometimes even interest earned on retirement accounts.

Most who gamble to such do not.

@Ashley Gamble not sure how I didn't see this before but I hope you have made progress on this issue by now.

That isn’t “investing” or any “technique” it’s gambling.

They didn't want men gambling away the house in a poker game and leaving the women and children without a place to live.The intent I think for a home to be designated your homestead is that is where you live. 

If you invested $50k or $100k would that $10k or $20k be better investing it in a lower risk asset or continue to take the gamble of red vs black?
