Each upgrade is depreciated separately, and each has a monetary value and depreciation schedule.So to keep it simple, use your books 😉 Accounts/Sub accounts: Address (or property identifier) >> Name of update >> Depreciation account for that upgrade.

It is very expensive to miss filing dates, so file now.Remember, File ALL of your entities (Corp and LLC).Watch for updates on this.

The roof is 5-7 years old and the foundation was updated 5-7 years ago so the big stuff is already taken care of.

In Reno and metro areas, insurance companies primarily focus on roofs, the age of the building, wiring updates, and water pipes, as mentioned @Cameron Moore.

The property was dirty and needed a few updates to attract renters.

We remedied the situaiton by installing 1 mini-split on the lower level.At another ranch house with boiler heat, which the previous owner had updated with a newer high efficiency unit shortly before our purchase, we added central air with the entire unit and all the ductwork in the attic. 

I found a number of older posts, but I haven't seen anything recent or recent updates on the older posts.

This would update the house and consolidation our loans, but we are trying to get out of the middle class trap so we want to purchase our next rental property.
