I have never done this myself.When choosing among applicant's always time stamp their submission.

Perhaps a written submission to underwriting explaining that the driveway is on the property line, as is the neighbors, so they touch, that doesn't mean they are shared. 

I am working on a mock real estate development project submission, and I am looking for some general rules of thumb on how best to estimate the following:1.  

The city I'm investing is very political so I knew I needed to seek out the architect and attorney who in this case do about 95% of all of the submissions in the city and get most applications past. 

I would refund these upon submission of proper documentation.

@Evan Barney I have had and currently have clients going the 203k route with home purchases here in CT and from those experiences I think the following is important:Be sure to use a real estate agent that has experience navigating the 203k process from offer submission until close.

From your experience, from the time of first submission of plans to completion, who long would that typically take?

Do landlords/property owners hire their own architect/draftsman to simply to create a submission not knowing if they will even get a signed lease? 

Are you following the submission instructions in the MLS?
