Places like Memphis, Little Rock or OK are great spots to look and 200k will be plenty. 

We have Clearwater, Saint Pete and Indian Rocks beaches that are hot spots for STRs.

I have two duplex units and am subdividing into townhomes for higher market value. I have a mortgage on each building. Is it possible to sell or refinance one unit to pay the other off completely.

That would mean splitting the sale proceeds.

Owner setup the path split last month, so don't have income history.  

I've had some not happy when I have asked them to split it out.I've tried asking questions to the IRS customer service reps, and didn't have the best luck.While I cannot cite a specific official guidance on this issue, I consider debit cards exempt.

That might be a good place to get some background on all of the options.That split model never works.
