First, there are about 6 states that I refuse to invest in because of their tax laws and what I consider to be an unfriendly business environment.

Especially in a high interest rate environment where cash flows on long term rentals are muted and there is significant capital required to purchase and list on airbnb.I live near NYC but would invest out of state in an airbnb / landlord friendly state.

Overall, Charleston's housing market is experiencing steady growth, with increasing home values and a competitive environment for buyers

I think getting one-on-one coaching or small group coaching in a very specific niche of real estate by someone who is very good at that specific niche is a much better learning and growth environment compared to the large education programs that are out there.

As @Jonathan Greene mentioned this is kind of a dated strategy in the new price/interest rate environment.

Less waste, more controlled environment, less surprises. 

I'm seeking to be in an environment with like minded individuals to learn and network to grow my portfolio and eventually network to collaborate on larger deals once I have a better understanding of the commercial side. 

The rental market is a dynamic environment, and one constant is change.

Usually most franchise models in other business environments have the whole package.

The people are friendly, the business environment is welcoming, and my real estate investments have provided me with financial freedom.
