My realtor is really in to the historic homes in San Antonio and he brought it to me through his contractor (network is everything!).

I used a realtor that specialized in rehab properties.

Always introduce yourself as ..John or maybe Reagan is better....Maybe like hi I'm Reagan like the President, your friendly neighborhood realtor....that's how they will remember you and you want them to remember you.

A good Realtor that knows investing should be able to connect you with a great PM in the area where you plan to buy.

However, for future purchases as investments or otherwise, as a Realtor, I never take a commission on my purchases.For one, I don't want to pay taxes on it or split it with my brokerage. 

All brokers, realtors, wholesalers, etc... you need to check this list before you call anyone!!!!
