The reason I ask is that I'm sure there are other markets, like Pittsburgh, that are close enough that you could do a quick weekend trip to check in but are more financially advantageous.

Hey Anna, I work with plenty of out of state investors in section 8 in the pittsburgh area as well as other rentals.

I am having a hard time finding insurance underwriting for the three-family that I am purchasing:https://www.redfin.com/PA/Pittsburgh/7209-Penn-Ave-15208/hom...The only policy I could get a binder on was from Tapco in North Carolina with a $10K deductible for $5500.  

Short-term rentals 3 miles away are going for $200-$250 / night and are always fully booked year-round.The area is near state parks and other recreational areas that bring visitors year-round, and the Pittsburgh area is growing.

However, in all of CY2023, over $14M was spent on 2BD listings in Pittsburgh.

We are getting another property in Pittsburgh (closing next week, hopefully) and part of the reason we wanted to do different cities is because we expected that this would be the case.

I’ve been hitting dead ends as far as finding funding options being an out of town investor in the Pittsburgh area.
