That being said, you'd sure better trust that they actually pay.If you're talking about contracting w/parties and wholesaling; In WV, my understanding of the laws is that all transactions concerning an interest in real estate must go through a licensee and a closing attorney. http://www.wvrec.org/Law.pdf

As a licensee ... you may be able to call yourself a "Realtor", that is only if you have joined their club.

I am not the only owner of the LLC...Would appreciate any comments (from other active or inactive licensee) on disclosures to buyer/sellers during the first contact, which can be appropriate in this case.

Ms.Murphy exemption doesn't apply in Ohio but we are big in all kind anti discrimination laws - we have more protected classed than any state.If you're a real estate licensee though, you know you can't apply this exemption.

This is strictly a perception thing in my opinion, not a legal issue.Also generally speaking the code of ethics for licensees makes things like wholesaling a bit of a gray area in terms of who all gets a piece of the pie (broker's comission split and other distribution of earnings)

All these licensees need to serve under a broker for sometime before you march your path.
