No smoking, no vaping inside.I allow two free-range pets (cats must be fixed, breed restrictions on dogs) and charge a non refundable fee of $200 for each.

Our current options: 1) a couple that vapes and has a small dog (they say they never vape inside, but that's also what all the vapers I know tell their landlords)2) a couple that has 2 large dogs and a 36 gallon aquarium

More specific ideas for business that still operate these days: scrubs shop, medical equipment, bikes shop, pet stores, hardware stores, nurseries, beauty supplies, dollar stores, cannabis store (if legal in your state) or CBD products store, vape/smoke shops, doughnut stores, Fitness equipment store, pop-up COVID testing centers.Bonus round:If your location has a big parking lot, you can set up a "movie drive-in" on some nights and have the businesses in the strip serve the food/drinks.

I do not use any payment software as I didn’t see the need for one rental.For background I used smartmove through bigger pockets.Lease agreement the county property is in has a standard one and I wrote a rules and regulations addendum to it for things like who mows lawn, who to contact in an emergency, no smoking, vaping....

My requirements were credit score of 620, must have combined income of 3X rent, no smoking or vaping anywhere on the property and, a small dog over 2 years old and under 20 pounds would be considered with additional rent.
