utah is ground zero for these enterprises. 

I recently completed one on a multifamily property and found it to be a cost-effective approach.That said, there are a couple of additional factors to consider beyond the code differences between a garage conversion and new construction:Coastal Overlay Zones – If your property is in a coastal overlay, building a ground-up ADU may require Coastal Commission review, which can add time and complexity to the process.

I’d recommend starting by connecting with local investor groups and networking with other professionals in the area.Also, seek out teams that are actively investing and managing properties on the ground.

Boots on the ground, or lack thereof, are where the mistakes are made.

I wouldn’t purchase anything out of state without first getting a thorough inspection, establishing a trusted team on the ground, and having a solid exit strategy in case things don’t go as planned.

Video walkthroughs and establishing a trusted boots on the ground are just as good plus save me hours and hours of driving!

We helped him with a Couple ground up New construction Rentals and He Can use The two property's as new construction experience but not us, this is what had me perplexed.  

Then use the experience to work out the kinks and build a strong boots on the ground team.

Also, my worst performing project the past few years was a center city ground up project.

At least with FHA 203(k), you cannot do ground up construction.
