Have her log the activity in writing and get video footage, inspect the property yourself, check for critters (like albino raccoons...they look like ghosts 😂) check for gas and water leaks, look up the history on the house just to know what the deal is, and if you have to... ask some good friends to dress in white coveralls and bring a shop vac to house to suck the ghosts out.

@Jeff DufordNo most tenants can barely dress themselves .I’ve toured some apartments before where the tenant not only dId a terrIble sloppy job but ruined laminate floor because they wouldn’t use the drop cloth and the paint got down in the flooring textured pattern on the planks .

You can buy affordable, rent it, break a little more than even, pray you get good tenants that stay a decade and then see how much the value of the property rose, then you can dress it up and sell it for a profit.

I like to take care my properties myself and do a face to face interview and see how she dress in order to get the feeling on how neat she is but I am living in oversea now.
