If you have a few amount of properties, I would suggest excel.If you have more than a few properties, I would suggest an accounting software like quickbooks desktop, quickbooks online, Stessa or Xero.

Stessa is great if you are an individual who owns real estate.The reason is that Stessa can create a profit and loss statement but from my understanding, they do not have the capability to create a balance sheet which is required if you are operating as an entity.In general, I recommend Quickbooks(Desktop) as it is much more cost efficient than the online version.
