Yes, you can, and at least when I was in the military they will kick him in the pants and get him straight right aways - they would garnish the wages of guys that were in arrears when I was in, whether for rent, car payments or anything else.

You don’t get that type of return in your STRs straight up or risk/hassle adjusted.Industrial properties the demand analysis is always local and not nationwide.

I tried to work with my tenant but they cut off all communication with me and wont respond to anyone.

I am working to get all of the numbers straight and potentially extend or move to a new lender to push this through.  

I do think that in many cases pool fences ruin the aesthetic and the Airbnb pictures so I'm sure that's why some hosts are cutting corners.

While I don’t know their program or them, I’ve yet to see a mentorship program that cuts the time necessary to obtain the knowledge required; that has a monopoly on any tactic, strategy or technique that’s not common knowledge; and or that provides any ongoing “help” that’s anything but “basic”.If you’re not well versed in principles, finance, and law, either read books on these, attend college classes, or take a course(s) leading to real estate broker (salesman) licensure.  

This would be from the same carpet company I used when I fixed up the house, so not trying to gouge them or anything.I'm looking for some guidance in this situation, pitfalls I could run into, or just straight up illegality.
