I think the best advice would be to talk to an asset protection attorney, who if good, will craft a strategy for you. 

What I see is that they in single family zoned areas they often will convert other living space (craft rooms, offices, finished wood shops, etc) to ADUs but do not convert garages.  

My advice to people Who are interested in this automation is to get one or two assignment wholesaling deals under your belt or at least five to $10,000 of profitable flips before joining that being said it will give you disposable income to throw in invest into a system in which you can market however if you haven’t made not even one deal at least get one under your belt through you know Facebook channels YouTube craigslist your local tax liens whatever you can do at least get one even if you have to co Wholesale with somebody Truth to the matter is people are in constant search for that get rich quick automation tool where they could have little or no experience and just generate money and that is entirely possible however you need to perfect the craft of marketing or hire somebody who can.

I have a good knowledge of the craft but have recently found out about a non refundable due diligence fee on top of a refundable EMD.

All these agents have hurt the ones that have mastered the craft and "value" that so many talk about.  

They have crafted a good program because of the money involved well thought out period. 

Add amenities and features that they would love and appreciate, and craft your messaging and headlines to speak directly to them.

If you can craft an experience that is above and beyond what the guest expects when visiting your location, then the reviews will come in positive.
