Our Team (bankers, contractors, excavators, attorneys, surveyors, electricians) aren't there. 

I used to use the method for years as a Florida Private Banker for wealthier clients that were susceptible to law suits and could relatively easily pay off the line.

These investors were looking for Passive income, but they didn’t realize they had to fill the role as an Investment banker and they didn’t have the skill set or systems to do that.  

I can tell you as a Banker it is much easier and you will get a lower rate if you do a cash out refinance versus a Heloc in this market.

Financing-  build a relationship with a regional banker, don’t shop for interest rates, start small and build history and loyalty they are your team, Cross collateralize, deposit CD/MM or custodial account with bank for loan, give them monthly updates, nail your deal analysis, do stress tests on your deal analysis-cost/interest rate/deal length/ sale price etc. 12.  

If they would open it up to dealing directly with the bankers, the speed of the recovery would pick up steam very rapidly.

Ben,First from a Bankers point of view you are over extended from an LOC perspective and its hurting your DTI and future approvals. 

Now that I have paid them all off and ONLY have my one home mortgage I actually saw my first 800 score when i dropped a big commercial loan I had my banker send me the report.
