Tenants don't always for, that's the game boys and girls. 

Ex: tenant daughter (that wasn't on the lease and shouldn't have been residing in the property) broke one of the railing spindles and didn't notify me.

I mean come on.. this is big boy/ girl deals.. best one can do if they are cash challenged or credit challenged is somehow talk thier way into a contract and flip it.

Not a good analogy because the tenant isn't a random person who broke into your house.

I have seen a post from a guy that broke down his criteria for properties above 200k and below 200k and the price he is willing to pay for "deals" is so low the owners would be practically giving them away like buying an owner out saving them from a foreclosure and his comp forcast is for a 1 mile radius not 5 or 10.

I have only have girls and they are much more capable then your average boy so don't let that affect you.
