Do you forecast Dallas, TX will appreciate faster than Irvine, CA?

Most people don't realize that the average lifespan of a publicly-traded company on the S&P500 these days lasts less than 18 years and is forecast to go down to 12 years by 2027.I started my portfolio in 2011, have a good chance to still be around by 2027, and even 2050, and my daughter, reaching average life expectancy will probably see 2075, long after most companies we know today have disappeared.

well for some it works.. just check your state regs  foreclosure or not.. check your own personal capital position. if the note gets called what happens how will you cure... what happens if you lease the property out and the tenant squats and does 10k in damage can you fix it while still making the payments.. the nice thing about those buying rentals is the put skin in the game and their fico is at risk.. and because of that they make sure they have the reserves to weather the bad days .... so again I am not saying unilaterally this is bad.. but its not a great NO money down I have no reserves and the guru is telling me how to build a rental portfolio with no money and no credit.. your risking someone elses credit.. there are moral issues here.

I would not want old building NN in a cold belt state with lots of weather items to deal with.As to what you should buy or not buy that is a whole discussion based on your goals and liquidity and net worth.

@Christopher LiffnerI have done over 20 properties without permit until I got red tagged years ago because we started on the siding but covered up due to weather... city inspector was driving by headed to another inspection when he seen our work.
