just to be blunt... it's a very tough market for cash flow right now with both prices and interest rates high. 

When doing this you are then owning the home for the best and easiest years of its life.  

Verifying last 2 years of rental history very important!

It's really very simple math - buy it low, rehab it appropriately to gain a higher value (ARV).
