As for my own market and the surrounding areas, I'm in one of those areas where the best I'm going to do is $500 monthly negative cash flow as opposed to $1,000 monthly negative cash flow.

For the first four properties that I purchased, the loan officers sent me "initial disclosures" which clearly stated the interest rate expected closing, expected monthly payment etc.

However, with our current low interest rate and rental rates for our neighborhood we could also cash flow appropriately $1000 per month, keep it and allow for further appreciation over the next three years until we would need to sell to capture section 121 tax exclusion.
