I know I can have my custodian request to transfer funds into a different Self-Directed IRA account (which won't trigger the UBIT), but I'm trying to eliminate that hassle for every time I want to move money between my "UBIT Blocker Corp" & "Brokerage Account".

There won't be a "holy grail" location to invest in, so maybe start with places where you have friends or family or where you can find a trustworthy property manager. the worst thing you can do it sit on the sideline and not pull the trigger.

I tell them they do not have to be present, but it could be helpful if they would like to report a specific issue. when I used to do this for a living.. this was what we did you had to.. the little drip under the sink becomes dry rot.. the toilet gets loose and you have subfloor issues..
