So basically a FSBO family sale, they thought they were under-priced after getting presumably tons of traffic, and are now sitting on the market for being overpriced especially considering only 1 of 4 units can be shown pre-acceptance.

Sure they get more feet in the door, but they are FSBO because they don't want high traffic and Open Houses.

There is seasonality in renting for sure - if you end up with vacant rentals after the school start in autumn, you will see a decrease in inquiries and less traffic, and likely a reduction in rent.But also the rents are, if not stagnant or decreasing, for sure not keeping up with the property tax increases and other expenses.

I have had guest leave a few days early to beat the snowbird traffic in April from Florida and have had one guest who rented 60 days and notified me 2 days in advance that they were leaving 30 days early due to a family situation.

I like to park across the street from a prospective property and see who comes and goes, what the traffic/parking situation is like...lots of people coming and going all the time basically tells me that someone has a popular and most likely, illegal business going on.
