I am estimating another $10k to do few touch-ups and minor repair to make it appealed.

But for now, I think I will concentrate looking in the far north end since I am out of touch with many parts of the city.

I don't think I could justify touching a two year old roof unless there was a real problem with it.  

In my opinion, you can best deal with this by removing subfloor, and installing poly sheeting over and touching the dirt. 

Most investors didn't want to touch properties here.

I spent 30 hours touching up small gouges in the walls, washing the tile floors, repairing leaky faucet, cleaning residue left on walls, light switches, and cupboards, removing trash left behind, cleaning vents, fan blades, replacing light bulbs, repairing blinds, cleaning stains from carpet, fixing broken drawer, washing garage floor, & cleaning windows.  

After leaving the USA I kept in touch with my new friend in the US and  conviced her to meet up with me the next year in Europe ( Paris to be exact ) which she went against her better judgement and did!

What the person making the change sees is "just a little adjustment" but someone with intimate knowledge of how it all goes together can see a host of things that touch it.

Me personally will not touch any thing less then a B project from this point forward.
