Keep records of all communications, copies of advertising, dates and times of discussions simply keep good notes, don't record phone calls without proper disclosure, that goes to wire tapping.

You should be able to tap 90% of the equity in your current home that way.If your current home would make a good rental, I would consider pulling a HELOC on it to tap the equity for a good multi family that you can move in to with a low down payment.
