She is majorly concerned about the down payment taking up almost all of our savings and not having any "oh sh*t money" starting out.

Victor, Thanks for the advice, luckily I read a lot of bigger pockets post before getting the leases signed, that was one of the things that was stressed a lot.  

I have rented to two lawyers with no problems (they actually tend to know how stressful and difficult the legal system can be and probably want to avoid it as much as anyone, but you do everything by the book anyway, so no worries)..Also, look at consumer/car/other debt and payments.

Really don't want to do because stress a landlord has to go through, trying to decide whether to evict or not.

(just take notes because you won/t know them and you can look them up later on) May the practice in any Tax Court matter? 

We found a bank that "gets" it, I think, plus we are able to provide reported income from our 3 weekly rental properties plus my vacation rental reservation business, but getting a mortgage is very stressful each time.

Currently I do both but am trying to find my own niche here's my opinions I like owning outright because no stressful bills like bank hassles or if something goes wrong finances aren't as tight because you own the property and higher cashflow based on expenses but the other side is I'm in a lower income bracket so you get higher vacancies complaints and damages.
