money (i just did a sloppy rounded 12%/2 +2pts for a 6mo t/a)36k closing (assuming 6%.. i didn't even factor closing on purchase)...oops...that puts me at 616k without room for profiteven at a 25k rehab, there's no profit.please enlighten me if i'm misunderstanding something.thanks!

I have rented to two lawyers with no problems (they actually tend to know how stressful and difficult the legal system can be and probably want to avoid it as much as anyone, but you do everything by the book anyway, so no worries)..Also, look at consumer/car/other debt and payments.

We found a bank that "gets" it, I think, plus we are able to provide reported income from our 3 weekly rental properties plus my vacation rental reservation business, but getting a mortgage is very stressful each time.

Love Savannah (in fact that will be my daughter's name when she comes in January) Was going to paint my porch ceiling blue like those down there (although I have seen it done in Maine as well) I think the term call it "haute" blue, to stop the evil spirits from entering as they don;t want to cross water.

Currently I do both but am trying to find my own niche here's my opinions I like owning outright because no stressful bills like bank hassles or if something goes wrong finances aren't as tight because you own the property and higher cashflow based on expenses but the other side is I'm in a lower income bracket so you get higher vacancies complaints and damages.
